A fraternity house across the street from Fike Recreation Center sold to a developer for $2 million in December, property records show.
The house, located at 173 Old Greenville Highway, is prime real estate for fraternity housing, right next to campus and steps away from downtown. It features 15 parking spaces, three stories, multiple kitchens, dining and common areas and 10 rooms that can fit 20 to 30 beds.
California-based Amplify Development Company plans to make cosmetic and interior renovations to what they call the “Tiger House.”
“In addition to our planned renovations, we will apply our best practices with regard to operating Greek housing assets to ensure the responsible use of the property and have engaged with several of the most well-respected Clemson-area property management companies to oversee the property,” Alec Paddock, managing director for Amplify, said in a news release.
Their top priority is to “maintain and improve” the property as a fraternity house now, but sees an opportunity to redevelop it as privately-owned student housing in the future, Paddock said.
The house is currently the home of Kappa Alpha and was previously owned by Michael Nieri, a Clemson alumnus and notable homebuilder. Nieri purchased the home for $850,000 in 2018.
Kappa Alpha will not be living in the house next year, according to the developer. It is unclear which fraternity will be moving in.
Clemson’s Interfraternity Council declined to comment, citing an inability to comment on a chapter’s property status.
The developer said they have signed a multi-year master lease with a fraternity that is in good standing with the University, meaning that whichever fraternity moves in next year will be staying for the foreseeable future.
